BUYER CHECKLIST

As a buyer, you'd be amazed to know all the things your Realtor does for you behind the scenes. Once you have submitted an offer, your lender, title company, inspectors, loan officers and a whole host of people are all working behind the scenes to get your new property ready for sale. And as a Realtor, I'm there following the process along and making sure that everyone stays on track and that all the legal paperwork is done, filed and communicated with all parties. Trust me when I tell you, this process is NOT something you want to be involved in - no matter how much of a micro-manager you are!! We will spend lots of time together searching for your property. Once you sign the offer, you probably won't see me as much - but that doesn't mean that I'm not working on your behalf. Here is a list of the things that go on behind the scenes after your offer is signed:

  • Email Executed Docs To All Parties (Buyer, Mortgage, Closing Agent, Etc.)

  • Send wiring instructions to the buyer for Earnest Money Deposit

  • Schedule an inspection/ Manage access to house

  • Confirm Buyer Submitted Escrow

  • Once wire is made, send verification receipt to all parties (seller, lender, title company)

  • Make sure property is marked "Pending/Contingent" on MLS

  • Confirm All Parties Received Executed Docs & Create internal broker files

  • Add all inspection, closing, appraisal deadlines and dates in my calendar

  • Confirm Buyer Submitted Full Application With Lender

  • Give buyer contact information for property insurance quote.

  • Follow Up with Lender/Loan Officer

  • Arrange Appraiser Access

  • After inspection, review Inspection Report With Buyer

  • Renegotiate credit / repairs, if any. Create and submit necessary addendums and get signed.

  • Follow up to make sure that all repairs were completed by licensed professionals.

  • Submit internal broker files to admin for review

  • Schedule Wood Destroying Insect (termites) within 10 days of closing

  • Provide Buyer Checklist For Set Up (Utilities, etc.) Note: set up to overlap current owner

  • Walkthrough - schedule a time with both buyer and seller to do final walk through. Review contract to make sure appliances are left, and all conditions of contract are met.

  • Work with listing agent to make sure keys, garage door openers, access codes, etc. are all provided for the new owner.

  • Closing - I attend most closings with my clients!

Note: Post-closing, more work has to be completed that involves filing documents with the county and state. I may email you after closing and ask you to sign something that was missed. The real estate commission is very strict about the documents we ask you to sign, and we can be fined if something is overlooked. Just know that it is very important to me to make this process as easy for you as possible. I will do my best to anticipate and prevent issues before they happen. And if you use the loan officers and title companies that I have recommended - they are my dream team and it WILL make the process more seamless, as these folks all work as a team with me every day.


Buying property IS a complicated process - there are sometimes bumps along the way - so please be patient and together, we can make your real estate dreams come true!
