Real estate really isn’t about relationships anymore- it’s about finding the realtor who can provide the right marketing strategies to sell your house faster and at the highest price.

I hear this story from people all the time after hiring a realtor friend to sell their house and then being unhappy with the results. You can’t fire a friend, and a friend may not be able to tell you the things you may need to hear to present your house in it's best light (for example: get the clutter off the kitchen counter, make the beds, or find a pet sitter).

HERE'S A FEW OF MY MARKETING STRATEGIES

MLS ISN'T ENOUGH

Many realtors will put your property on MLS and sit back and wait. The local MLS covers only Baldwin County. Sure, they might do an open house or two. But this is a very passive approach to selling a house. Since I am licensed in Florida and Alabama, buyers and agents from both Baldwin County AND the Pensacola region will be able to see your home.

DIGITAL MARKETING

There are buyers all over the country who may be interested in your house. And the wider the net we cast, the faster we'll find the right buyer. I will create ads for your house and pay social media channels (like Facebook and Instagram) to make sure thousands of people from outside of this area see your home. These ads will point potential buyers to your property's landing page (which allows us to track what ads messaging are working the best).

LANDING PAGE

I will build a landing page so your house will be the star of it's own webpage. This is where we will highlight features, include photo galleries, include FAQs and video tours. All social media advertising will point to this landing page so potential buyers can instantly find all the information they need.

Recent research from NAR states:

  • Last year ALL home buyers used the internet to search for a home. The most valuable content on websites were photos, detailed information about properties for sale, floor plans, and the real estate agent's contact information.

  • For 41% of recent buyers, the first step that they took in the home buying process was to look online at properties for sale, while 20% of buyers first contacted a real estate agent.

QR CODE

Remember the old days when realtors would put flyers in your yard (that all the nosey neighbors would steal). Getting rid of flyers won't ward off the neighbors, but I've found a better way! I will post a sign in your yard with a QR code that points to your landing page. That way potential buyers who may drive by, can instantly access all the information about your house as well as my contact information. Who doesn't like immediate gratification?

EMAIL BLASTS

Chances are, another realtor is going to find your buyer. There are thousands of them in this area - and I have an email address for every one of them. Once your house is on MLS, I will send an email blast to all the local agents to make sure they are aware of your property and everything it has to offer. Hopefully something will resonate with a client they may be working with.

OPEN HOUSES

Honestly, I'm not a fan. I can explain it more to you when we chat, but any realtor will tell you that the main benefit of any open house is meeting new potential clients (not selling the house). In my opinion, it makes your house vulnerable and inconveniences you and your family for several hours. However, in special circumstances, or if you feel strongly about holding an open house, then I'll be happy to promote it and hold one for you and I'll go all out.
